The last changeover is the one nobody plans for. You've had a cleaner in every Sunday for two years doing a 90-minute reset, the place has always looked sharp in photos, and then you delist — and suddenly a property manager is walking through with a clipboard instead of a guest with a suitcase. An Airbnb final clean before long term rental is a completely different job to a turnover, and we've lost count of the hosts who found that out the hard way. We do both jobs. The gap between those two standards is where money gets lost.
Why isn't a normal Airbnb turnover enough for a long-term tenant?
A turnover clean is optimised for speed and presentation. Wipe, restock, fresh linen, spotless bathroom, out the door in two hours because the next check-in is at 3pm. It's the right job for the right moment. But it never touches the things that only matter over a long horizon: the grease film behind the rangehood, the dust blanket on top of the wardrobe, the mineral scale in the shower screen frame, the crumbs under the oven drawer, the mould shadow in the bathroom ceiling corner.
Two years of that adds up. We opened an oven in a Bondi two-bedder last winter that had been "cleaned weekly" — the guests barely cooked, so nobody looked inside. The base tray had a black burnt ring from one guest's roast lamb in 2024 and it took a 40-minute caustic soak to shift.
Long-term tenants also inspect differently. A guest with a three-night booking won't open your linen cupboard. A tenant signing a 12-month lease will open every cupboard, run every tap, and photograph anything they think might get blamed on them later. Their entry condition report becomes the baseline for the next two years of your life as a landlord. Get that report clean and you've protected yourself.
What does an Airbnb final clean before long term rental actually include?
Think of it as a bond clean plus a de-styling job. Here's the scope we work to, and it's close to our standard room-by-room cleaning checklist with a few short-stay extras stapled on.
The short-stay extras
- Remove all consumables and styling stock — half-used shampoo bottles, the tea and coffee tray, welcome-book folder, spare toilet rolls, that basket of Nespresso pods, the decorative coral on the shelf.
- Strip and take away every piece of linen, including the spare sets, mattress protectors and the mismatched towels in the hall cupboard.
- Under and behind furniture that never moves — bedheads, sofas, the console with the TV on it. Short-stay furniture gets pushed against walls and stays there.
- Inside every drawer and cupboard. Guests hide things. Crumbs, sand, hair ties, a fork in the bedside drawer.
- Keys, lockboxes, smart locks and signage. Take the lockbox off the fence, reset the keypad codes, remove wifi cards and house-rule signs from the fridge and back of doors — including the sticky residue.
- Mattresses. Vacuum, spot-treat, and check both sides. If a protector has failed, be honest with yourself about whether it stays.
The standard deep clean
Oven inside and out including racks and glass, rangehood filters degreased, cooktop, splashback, all cupboard interiors and door fronts, sink and tapware descaled, bathrooms including grout, shower screen, exhaust fans and under the vanity, all windows inside plus tracks and sills, blinds slat by slat, skirting boards, door frames, light switches, ceiling fans, air-conditioner filters, wardrobes and their tracks, balcony floor and railings, and floors mopped or steam cleaned.

How much does the last changeover cost in 2026?

Do you need carpet steam cleaning after short-stay guests?
Almost always, yes. Short-stay carpet takes a hammering that no weekly vacuum undoes — suitcase wheels, beach sand, spilled red, and pets if you allowed them. Hot water extraction is the only thing that pulls the embedded soil and odour out of the pile, and it's what we use on every carpet steam cleaning job. Dry in two to four hours, and you get a receipt.
That receipt matters more than hosts expect. If you're the tenant subletting on Airbnb and now handing the place back, your agent will want proof. If you're the owner, a dated steam-clean invoice is your evidence that the carpet was fresh at the start of the tenancy, which is exactly the argument you'll want in 18 months when a tenant leaves a stain. What about mould, ventilation and the things guests never reported?
Short-stay bathrooms get used hard and aired badly. Guests run 20-minute showers with the door shut and the fan off, then leave. Multiply that by 300 nights a year and you get grout that's grey rather than white, silicone with black speckling, and a ceiling corner that's started to bloom.
Surface bleach makes it disappear for about three weeks. Then the tenant photographs it and it becomes your repair. Treat it properly: kill the spores, then fix the airflow — clean the exhaust fan cover and motor, check the fan actually vents outside rather than into the ceiling cavity, and replace failed silicone rather than scrubbing it. Same logic for the things nobody complained about because guests are polite: a stiff sliding door track, a fridge seal with black crumb build-up, a dishwasher filter that hasn't been emptied since installation. None of these are cleaning faults, exactly. All of them will land on an entry condition report as "note".
How far ahead should you book the final clean?
Work backwards from the tenant's lease start date, not from your last guest's checkout. The sequence that works:
- 7–10 days out: block the calendar, cancel any remaining bookings, book the clean. Peak periods — January, and the September to November moving rush — get tight, and we've written about how the spring booking calendar fills up.
- 3–4 days out: remove furniture and styling stock you're not leaving, cancel linen services, arrange a hard-rubbish pickup for the mattress protectors and dead appliances.
- 2 days out: the deep clean and carpet steam clean, ideally on the same day with carpets last.
- 1 day out: your own walkthrough with photos, plus any handyman items — silicone, light globes, a sticking door.
- Handover day: keys, remotes, mail keys, appliance manuals, wifi details for the new tenant.

If you own the property, the final clean is an investment in your entry condition report. Spend the money, document it, and you've set a clean baseline for the tenancy.
