Most people ring us about carpets for one of two reasons: they're moving out and the agent wants a receipt, or the lounge room has stopped looking like it did three winters ago. Either way the first question is the same — the carpet steam cleaning cost per room for a whole house, and whether the place will be walkable before the removalists arrive. Both answers depend on more than room count, so let's go through the real numbers. Our hot water extraction carpet cleaning is priced per room, not per hour, so you know the figure before anyone unrolls a hose.
We've run truck-mount and portable extraction units through Sydney terraces, Melbourne weatherboards and Canberra townhouses for years. Winter drying in each of those cities behaves differently, and we'll get to that. First, the money.
How much does carpet steam cleaning cost per room in 2026?
Standard rate across Sydney, Melbourne and Canberra sits at $40 to $55 per room this year, and almost every operator holds a minimum call-out (ours is $99, and $110–$135 is common elsewhere). That minimum exists because the setup — parking, hoses, pre-spray, moving the van — takes the same 25 minutes whether we're doing one bedroom or five.
Here's what a whole house typically comes to once you add hallways and living areas:

A hallway is charged as a room by most companies — that's not a rort, a long hall in a Federation house can be 12 square metres of the dirtiest carpet in the property. Stairs are usually $2.50–$4 per step or a flat $40–$55 per flight. Walk-in robes and small studies often get bundled in free if they're off a room we're already doing. Ask. We do it more often than not.

What pushes the price above the per-room rate?
Four things, mostly.
Pet treatment. Enzyme treatment for urine costs $30–$70 depending on how many spots and how deep it's gone. If it's soaked through to the underlay, steam alone won't fix the smell — the odour lives in the backing and the subfloor. Honest answer: sometimes the carpet needs replacing and no amount of extraction saves it. We'll tell you that on the day rather than take your money.
Heavy stains. Red wine, coffee, blood, texta, fake tan. Spot treatment runs $15–$30 per stain on top. Most operators include two or three minor spots at no charge.
Furniture. We move lounges and beds where it's safe; we don't shift pianos, aquariums or wall units full of glassware. An empty house is faster and cheaper, which is one reason we always suggest booking carpets for after the truck has gone.
Deodoriser and protector. Scotchgard-style protector is around $8–$12 per room and genuinely worth it in a family lounge. Deodoriser is usually thrown in.
Pro tip: book carpets on the same day as your exit clean but scheduled last. Our cleaners finish the hard surfaces, then the carpet tech starts at the far bedroom and works back to the front door — nobody walks damp carpet with a mop bucket, and you get one invoice with both line items, which is exactly what property managers want to see.
How long do carpets take to dry in winter?
Under normal conditions — 20–25°C, windows open, a bit of a breeze — a properly extracted carpet is dry to touch in 2 to 4 hours and fully dry in about 6. Winter changes all of that.
In June through August, expect 5 to 8 hours dry-to-touch in Sydney, 6 to 10 in Melbourne, and 8 to 12 in Canberra where the ambient humidity outside is often higher than inside and opening windows makes things worse, not better. Wool carpet holds roughly twice the moisture of nylon and takes proportionally longer. Thick underlay in an older house adds hours again.
The variable most people miss isn't temperature — it's air movement and relative humidity. A 14°C day with dry air and a couple of fans running will beat a 19°C still, damp day every time. That's why a Canberra clean in July can dry faster than a muggy Sydney afternoon in March.

How do you speed up drying on a cold day?
- Run the heating, not the windows. Reverse-cycle air con on 22°C in dry mode pulls moisture out of the air. Open windows in July just invite damp air in.
- Pedestal fans on the floor, angled low. Two fans in a 4-bedroom house cut drying time by roughly a third. We bring air movers for winter jobs and leave them running for an hour after we finish.
- Close internal doors and do zones. Drying two rooms properly beats half-drying six.
- Book a morning slot. A 8am start in winter gives you the whole day. A 2pm start means damp carpet overnight, and damp carpet overnight in a closed-up house is how you get that musty smell — and eventually the spotting we describe in our guide to removing mould before an end of lease inspection.
- Don't put furniture back on damp carpet. Metal bed frames rust-mark within hours. If you must, put foil or plastic tabs under the feet.
One thing we won't do is over-wet the carpet to save five minutes of pre-spray. Cheap operators flood the pile and under-extract because it looks impressive on the wand. That's how you end up with 20-hour drying times, shrinkage at the edges and wicking — where old stains rise back to the surface two days later like ghosts.
Does your agent actually need a steam cleaning receipt?
In most NSW, VIC and ACT tenancies, the lease requires carpets to be returned in the condition they were in at the start, fair wear and tear excepted — and if there was a pet in the property, professional cleaning is usually a specific condition. A tax invoice with the company name, ABN, date, address and rooms cleaned is what settles the argument at inspection. Practical version: hire-a-machine receipts from the supermarket get knocked back more often than not. The $60 you save on the machine hire can cost you a $250 re-clean charge deducted from the bond.
Is it cheaper to do the whole house at once?
Yes, and by a decent margin. Doing three rooms now and three in spring means paying the setup cost twice — you'll spend $270 where a single whole-house visit would've been $220. Bundling carpets with an end of lease clean saves more again, because we're already on site with parking sorted and power on.
For occupied homes, the maths runs differently. A living room and hallway refresh every 12–18 months keeps traffic lanes from setting permanently, and that's a $110 job. Bedrooms with light traffic can stretch to two or three years without anyone noticing.

What should you do before the carpet cleaner arrives?
Vacuum. Seriously — dry soil removal is 80% of the result and most people skip it because they assume the machine handles it. Steam cleaning turns dry dirt into mud if it's still in the pile.
Then: clear the floor of small items, lift curtains and bedskirts off the carpet, point out every stain you know about (we can't treat what we can't see), and make sure there's a tap and a park within about 30 metres. Pin down where pets have been. If there's a spot you're embarrassed about, tell us — we've seen worse this morning.
