Potts Point packs more studios and one-bedders into a square kilometre than almost anywhere else in Australia, so the question of end of lease cleaning Potts Point cost comes up on our phone most weeks — usually from someone who's just handed in notice on a 42-square-metre flat off Macleay Street and been quoted three wildly different numbers. Small doesn't automatically mean cheap here. A 1935 walk-up with timber sash windows, a tiled dado in the bathroom and an oven older than the tenant takes longer than a glass-and-Gyprock studio in Zetland. Our end of lease cleaning across Sydney is priced per property, not per hour, and in the 2011 postcode the building itself does most of the talking.
Below is what we actually charge in September 2026, what makes a quote jump, and where renters in this pocket lose money they didn't need to.
What does end of lease cleaning cost in Potts Point in 2026?
These are fixed prices confirmed before we start, GST included, for an empty property with no furniture left behind. Potts Point, Elizabeth Bay, Rushcutters Bay and the Darlinghurst side of Victoria Street all price the same.
| Property | Bond clean (fixed) | Typical time on site | + Carpet steam |
|---|---|---|---|
| Bedsit / small studio (under 35m²) | $260 – $300 | 2.5 – 3.5 hrs | $45 – $55 |
| Studio with separate kitchen (35–48m²) | $290 – $330 | 3 – 4 hrs | $50 – $60 |
| 1-bedroom, modern block | $330 – $380 | 4 – 5 hrs | $55 – $70 |
| 1-bedroom art deco walk-up | $370 – $420 | 5 – 6 hrs | $60 – $80 |
| 2-bedroom apartment | $430 – $560 | 6 – 7.5 hrs | $100 – $140 |
| 2-bed + study / large deco | $520 – $640 | 7 – 9 hrs | $120 – $165 |
Compare that with the broader 2026 Sydney bond clean price guide and you'll see Potts Point studios land $20–$40 above the city median for the same floor area. That's not a postcode tax. It's stairs, parking and pre-war fittings — which we'll get to.
Why do art deco walk-ups cost more than a new studio?
A 2018 studio in a serviced block has a flat-pack kitchen, a frameless shower screen and windows you clean from inside on a tilt hinge. Three hours, done. Now take a typical Kings Cross deco flat: original casement or double-hung sashes with a dozen glazing bars, painted timber skirtings with eighty years of gloss build-up, 1950s wall tiles with porous grout, a picture rail that collects dust nobody has touched since the last tenant, and terrazzo or original parquet under the carpet.
Four things add real time:
- Windows. Glazing bars mean detailing each pane by hand. On a 1-bedder that's 40–60 minutes instead of 15.
- The oven. Freestanding Chef or Westinghouse units in these buildings often have baked-on carbon in the element channels. We degrease overnight with caustic paste where the agent's report demands it — that's a second visit or a long dwell time.
- Grout and sealant. Pink mould in the shower recess and grey silicone at the bath edge. Regrowth from Sydney humidity is relentless in unventilated deco bathrooms; our guide to removing mould before the inspection covers what actually kills it versus what just bleaches it pale for a week.
- No lift, no parking. Two flights up from Springfield Avenue with a carpet extractor, plus a loading zone gamble, adds 20–30 minutes of unbillable faff that has to sit somewhere in the price.
We wrote up exactly what property managers tick off in these buildings in our piece on the 12 things agents check in a 1930s walk-up — worth reading before you get quoted, so you know what you're paying for.
What's included in the fixed price, and what isn't?
Every quote we give in the 2011 postcode includes the full agent-standard exit clean: oven inside and out including racks and trays, rangehood filter degreased, all cupboards and drawers inside and out, benches, splashback, sink and tapware descaled, bathroom fully detailed including shower screen, grout, exhaust vent and toilet base, all internal windows, tracks and sills, skirtings, door frames, switches, light fittings, wardrobe interiors and mirrors, vacuum and mop throughout, plus balcony sweep and hose-down where access allows.
Not included by default, and priced separately:
- Carpet steam cleaning — $45–$80 per room in this area
- External window faces above ground level (strata often bans ladder work on the facade anyway)
- Rubbish removal or abandoned furniture — from $80
- Wall washing beyond spot marks — from $60
- Garage or storage cage clean-out — $50–$90
Pro tip: get the fixed number in writing with the inclusions listed, not an hourly rate. An hourly quote on a deco walk-up is where budgets die. Our price is locked before a cleaner walks in, and if the agent flags anything on the exit report we return within 72 hours and re-clean it free.
Do Potts Point agents insist on carpet steam cleaning?
Most do, if the property has carpet and your lease has a carpet clause. Plenty of deco flats in this pocket had carpet lifted years ago in favour of polished boards — if that's you, you've just saved $50–$140 and you should say so when you request a quote so nobody prices it in.
Where carpet remains, agents on Macleay, Victoria and Kellett Streets generally want a receipt from a machine operator, not a hire unit from the servo. We use hot water extraction and leave a tax invoice with the job date and the property address on it. Dry time is 2–4 hours in September, longer in a ground-floor flat with one window. The detail on whether it's legally required in NSW versus just expected sits in our explainer on whether you need professional carpet steam cleaning to get your bond back, and if you'd rather just see rates, the carpet steam cleaning service page lists per-room pricing.
How does Potts Point compare to nearby suburbs?
Same-size apartment, different postcode, different number. Here's roughly how a one-bedroom prices across the inner east and beyond in spring 2026:
| Suburb | 1-bedroom bond clean | Why |
|---|---|---|
| Potts Point / Elizabeth Bay 2011 | $330 – $420 | Walk-ups, sash windows, no parking |
| Darlinghurst 2010 | $320 – $400 | Mixed stock, some deco |
| Zetland / Green Square | $300 – $350 | New builds, lifts, loading dock |
| Bondi Junction 2022 | $340 – $420 | Access and travel time |
| Chatswood 2067 | $300 – $360 | Newer towers, easy parking |
We unpacked that gap in detail in our comparison of why the same 2-bedder costs more in Bondi Junction than Chatswood. The short version: access and building age drive labour hours far more than suburb prestige does.
How can you keep the cost down without risking the bond?
A few genuinely useful moves, from a decade of doing these:
Book before the last week of the month. September to November is peak in Sydney and the 25th–31st is chaos. Mid-week, mid-month slots are easier to get and we're not competing with three other jobs for the loading zone.
Be completely empty. Every box left in the hallway costs time. If we have to move a mattress to vacuum under it, that's your money.
Don't pre-clean the hard stuff. Honestly, skip the supermarket degreaser on the oven — half the time it leaves a streaky film we then have to strip. Wipe out the fridge, bag the rubbish, pull the curtains down if they need laundering. Leave the grout and the oven to us.
Do a walk-through with the original condition report. Pre-existing chips, stained grout and worn parquet aren't cleaning items and shouldn't be charged to you. Photograph everything on handover day.
Split it in a share flat. Two people in a 2-bedder off Orwell Street are looking at roughly $230 each, carpets included. Cheaper than one weekend of your own labour and a failed inspection.
If you want to sanity-check what you're being quoted, run the numbers through the cleaning cost calculator before you ring anyone — it takes about ninety seconds and gives you a benchmark.
What happens if the agent knocks back the clean?
Inner-east property managers are thorough. In this postcode the common flags are window tracks, the shower screen base, exhaust fan covers and the top of kitchen cupboards in high-ceilinged deco flats. If any of that lands on your exit report, send us the report and we're back within 72 hours at no charge — that's the whole point of the guarantee, and we spell out precisely what it covers in our breakdown of the 72-hour re-clean.
Worth knowing: NSW agents can't deduct for fair wear and tear, and they need itemised evidence for any cleaning claim. Keep your invoice, keep your photos, and don't hand back keys until you've read the condition report.
