What Inner-East Melbourne Agents Flag in Hawthorn: The 12 Exit Report Items That Cost Renters Their Bond in 2026

Quick answer: Inner-east Melbourne agents most often flag oven interiors, shower grout and glass, window tracks, skirting boards, rangehood filters, carpet marks, wardrobe interiors, marks on walls, balcony floors, garage cobwebs, light fittings and the fridge cavity. Fix all twelve before handover and your bond is rarely touched in 2026.

Hawthorn is one of the tougher patches in Melbourne for exit inspections. Period homes on Glenferrie Road, 1970s walk-ups behind Auburn Station, new towers near Barkers Road — the property managers here inspect in detail because the properties re-let fast and the next tenant is often already lined up. After a decade of exit cleans across the inner east, we can tell you the flags repeat. This Hawthorn exit report cleaning checklist covers the twelve items that actually cost renters money, with what each one costs to put right.

None of this is guesswork. It comes from the re-clean requests we get, the agent emails our clients forward us, and the condition reports we read before we quote. Why do Hawthorn agents inspect harder than other suburbs?

Two reasons. First, the rents. A three-bedroom Edwardian in Hawthorn East is asking $850–$1,100 a week in mid-2026, which means bonds of $3,400 to $4,400 sitting in the RTBA. When the number is that big, agents are more willing to itemise a $180 oven clean than let it slide.

Second, the housing stock. Original leadlight windows, deep timber sash tracks, tessellated tile verandahs, old grouted showers that were tiled in 1994. These features hold dirt in ways a modern apartment doesn't, and a property manager who's worked the inner east for years knows exactly where to look. They'll run a finger along the top of a picture rail without thinking twice.

The good news is that the flags are predictable. Twelve items, over and over.

What are the 12 items that get flagged most in Hawthorn?

1. Oven interior — including the fan and the door glass

Number one, every year. Agents open the oven, pull the racks, and look between the two panes of the door glass. Baked-on carbon on the base is the obvious fail, but the sneaky one is the fan cover at the back and the seal around the door. Budget 90 minutes if you're doing it yourself with a caustic gel like Selleys Oven & BBQ Cleaner. Honestly, skip the supermarket spray-and-wipe degreaser here — it won't shift four years of roast fat.

2. Shower grout, glass and the drain

Soap scum on glass reads as "not cleaned" to an agent even when the tiles are spotless. Hawthorn's older bathrooms often have grout that's grey rather than dirty — that's staining, not soil, and a reasonable property manager accepts it if the condition report noted it at move-in. Mould in the silicone is different. That's a flag. If you've had a damp Melbourne winter with poor ventilation, our guide to removing mould before an end of lease inspection applies exactly the same way in VIC.

3. Window tracks and sills

The single most common flag in period homes. Timber sash windows collect grit in the runners and it compacts into a grey paste. Agents in Hawthorn genuinely check this. A stiff brush, a vacuum crevice tool and a damp microfibre gets it, but allow 5–8 minutes per window.

4. Skirting boards, architraves and picture rails

High skirtings on Victorian and Edwardian homes are dust shelves. Same with the picture rail that runs around the lounge at 2.1 metres. Nobody dusts these during a tenancy. Everybody gets flagged for them.

5. Rangehood filter and canopy

Pull the aluminium mesh filter out and soak it in hot water with dishwashing liquid and a scoop of washing soda. Ten minutes of soaking beats twenty minutes of scrubbing. Wipe the canopy underside too — that's where the agent's torch goes.

6. Carpet marks, traffic lanes and pet odour

Victorian tenancy agreements with a pet clause almost always require professional carpet cleaning at the end of the lease. Even without pets, agents in the inner east ask for a receipt. Our carpet steam cleaning with hot water extraction dries in two to four hours and comes with paperwork your property manager will accept — a supermarket rental machine won't produce either.

7. Inside wardrobes, drawers and cupboards

Empty is not clean. Vacuum the base, wipe the shelves, and get the top of the wardrobe frame where the dust sits half a metre above eye line.

8. Walls — marks, scuffs and blu-tack residue

Fair wear and tear covers faint furniture rub. It does not cover crayon, adhesive hooks, or the grey halo around a light switch. A melamine sponge lifts most of it; go gently on low-sheen paint or you'll burnish a patch that looks worse than the mark.

9. Balcony, verandah and tiled entry

Apartment balconies off Burwood Road accumulate soot and pigeon mess. Tessellated verandah tiles on the older houses need a sweep, a mop and cobweb removal from the eaves above. Both get photographed at the inspection.

10. Garage, carport and external cobwebs

Oil spots on a garage floor, cobwebs under the eaves, leaves in the side path. Agents in Hawthorn walk the perimeter because most of these properties have one.

11. Light fittings, ceiling fans and exhaust vents

Dead insects in the ceiling roses of a period home are a classic flag. So is a bathroom exhaust grille furred with lint.

12. The fridge cavity and under the dishwasher

Move the appliances. The gap behind the fridge collects crumbs, dust and the odd fork. If the fridge belongs to the property, clean inside it and leave the door ajar.

How much does each flagged item cost to fix in 2026?

If your agent engages their own contractor, you don't get to choose the price. These are the rates we see charged back to tenants in inner-east Melbourne this year.

Flagged item Agent's charge-back (2026) DIY time
Oven interior detail $150–$220 1.5–2 hrs
Bathroom re-clean (grout + glass) $120–$180 1–2 hrs
Window tracks, whole house $110–$200 1.5 hrs
Carpet steam clean, 3 bed $180–$280 Not DIY-able for a receipt
Wall spot cleaning $90–$150 1 hr
Balcony / verandah wash $80–$140 45 min
Full re-clean call-out $350–$600 —

Two or three flags and you're often past the cost of having booked a professional in the first place. A full exit clean on a Hawthorn two-bedroom apartment sits around $290–$390 in August 2026, and a four-bedroom house with carpets runs $580–$780. You can check the numbers for your own place on our pricing page with the instant estimate calculator.

Our bond back guarantee is simple: if your property manager flags anything on the exit report, we return and re-clean it free within 72 hours of you sending us the exit report. No arguing about whose fault it was, no second invoice.

Which flags are actually fair wear and tear in Victoria?

Under the Residential Tenancies Act, you hand the property back in the condition it was in at the start of the tenancy, minus fair wear and tear. That's the whole test. Faded paint, worn carpet in a hallway, grout that's discoloured but clean, a chipped bench edge from ordinary use — those are wear, and you shouldn't be paying for them.

What isn't wear: grease, soap scum, dust, mould, pet hair, adhesive residue, burn marks and anything you could have removed with cleaning. Agents sometimes blur the line. Your defence is the entry condition report and photos. Take date-stamped shots of every room after the clean, including inside the oven and along the window tracks, before you drop the keys. If a claim comes through anyway, VCAT is the path and the evidence decides it.

We've seen plenty of disputes turn on nothing more than one clear photo of a clean oven. The process for arguing a cleaning claim runs on similar lines to how bond cleaning disputes and evidence work interstate — different tribunal, same principle that the party making the claim has to prove it.

When should you book your Hawthorn exit clean?

Book the clean for the day after the truck leaves and at least 24 hours before the final inspection. That gap is your insurance policy — it's the window where a re-clean can happen without anyone panicking.

Timing in the inner east matters more than most people expect. Late January is chaos with the university intake around Swinburne. The end of any month is busy, and the last Friday of the month is the single hardest slot to get in Hawthorn, Kew and Camberwell. If you're moving on 31 August, ring us in the second week of the month. We cover the inner east from our Melbourne cleaning operations, and school-holiday weeks fill first.

What does a proper Hawthorn bond clean include?

A real exit clean is a fixed scope, not an hourly punt. Ours covers every item on the twelve-point list above plus the standard rooms: kitchen inside and out, bathrooms and laundry, all floors vacuumed and mopped, wet-wiped doors and frames, mirrors and glass, and the balcony or external entry. Blinds get wiped, tracks get vacuumed, exhaust fans get pulled down where they're removable.

What we don't include unless you ask: wall washing beyond spot cleaning, external window exteriors above ground floor, garden work, and rubbish removal. Ask about those upfront so the quote is honest. You can see the full scope and the guarantee terms on our end of lease cleaning service page, and there are before-and-afters from real Melbourne jobs in the before-and-after photo gallery if you want to see what an oven should look like at handover.

One last practical note. Do the clean, then do the handover properly — meter reads, remotes, spare keys, the letterbox key nobody remembers. Our handover day checklist for keys, remotes and meter reads covers the last twenty minutes before you lock up, and it's saved a few of our clients from an unnecessary $75 lock-change charge.

If you'd rather hand the whole list to someone who does it forty times a week, tell us about your Hawthorn property and we'll send a fixed quote the same day.
