Send us photos within 72 hour  and we come back and redo those areas at no charge. Short-stay owners rarely need it, because the checkout photos we send after every turnover mean you see the result before a guest does.

No. Most short-stay owners give us a lockbox code or smart lock access, and end of lease clients leave a key with the agent. If you'd rather walk through the property with us on the first visit, that's easy to arrange.

Hot water extraction pulls sand out of carpet pile that a vacuum leaves behind, and sunscreen on light-coloured couches responds to a solvent pre-treatment. Oil stains set for months may not lift fully, and we'll say so before quoting rather than after.

No. Under the Residential Tenancies Act 2010 (NSW) your obligation is to leave the place reasonably clean, allowing for fair wear and tear, measured against the condition report from when you moved in. A blanket lease clause demanding a professional clean is generally not enforceable. The exception is a property that was professionally cleaned before you moved in and you were told about it at the time.

Section 19 of the Residential Tenancies Act 2010 (NSW) makes a lease term void where it requires you to have the carpets professionally cleaned at the end of the tenancy - unless you kept an animal at the property. Pet owners are the exception, and that is where most of the arguments start.

The carpets still have to come back reasonably clean either way. If there are traffic lanes down the hallway of a Randwick unit or something has soaked into a Marrickville bedroom, a steam clean is the quickest way to close it out, and we can run it on the same visit as the rest of the clean.
