Why do Hawthorn agents inspect harder than other suburbs?

What are the 12 items that get flagged most in Hawthorn?
1. Oven interior — including the fan and the door glass
Number one, every year. Agents open the oven, pull the racks, and look between the two panes of the door glass. Baked-on carbon on the base is the obvious fail, but the sneaky one is the fan cover at the back and the seal around the door. Budget 90 minutes if you're doing it yourself with a caustic gel like Selleys Oven & BBQ Cleaner. Honestly, skip the supermarket spray-and-wipe degreaser here — it won't shift four years of roast fat.
2. Shower grout, glass and the drain
Soap scum on glass reads as "not cleaned" to an agent even when the tiles are spotless. Hawthorn's older bathrooms often have grout that's grey rather than dirty — that's staining, not soil, and a reasonable property manager accepts it if the condition report noted it at move-in. Mould in the silicone is different. That's a flag. 3. Window tracks and sills
The single most common flag in period homes. Timber sash windows collect grit in the runners and it compacts into a grey paste. Agents in Hawthorn genuinely check this. A stiff brush, a vacuum crevice tool and a damp microfibre gets it, but allow 5–8 minutes per window.
4. Skirting boards, architraves and picture rails
High skirtings on Victorian and Edwardian homes are dust shelves. Same with the picture rail that runs around the lounge at 2.1 metres. Nobody dusts these during a tenancy. Everybody gets flagged for them.
5. Rangehood filter and canopy
Pull the aluminium mesh filter out and soak it in hot water with dishwashing liquid and a scoop of washing soda. Ten minutes of soaking beats twenty minutes of scrubbing. Wipe the canopy underside too — that's where the agent's torch goes.
6. Carpet marks, traffic lanes and pet odour
Victorian tenancy agreements with a pet clause almost always require professional carpet cleaning at the end of the lease. Even without pets, agents in the inner east ask for a receipt. 7. Inside wardrobes, drawers and cupboards
Empty is not clean. Vacuum the base, wipe the shelves, and get the top of the wardrobe frame where the dust sits half a metre above eye line.
8. Walls — marks, scuffs and blu-tack residue
Fair wear and tear covers faint furniture rub. It does not cover crayon, adhesive hooks, or the grey halo around a light switch. A melamine sponge lifts most of it; go gently on low-sheen paint or you'll burnish a patch that looks worse than the mark.
9. Balcony, verandah and tiled entry
Apartment balconies off Burwood Road accumulate soot and pigeon mess. Tessellated verandah tiles on the older houses need a sweep, a mop and cobweb removal from the eaves above. Both get photographed at the inspection.
10. Garage, carport and external cobwebs
Oil spots on a garage floor, cobwebs under the eaves, leaves in the side path. Agents in Hawthorn walk the perimeter because most of these properties have one.
11. Light fittings, ceiling fans and exhaust vents
Dead insects in the ceiling roses of a period home are a classic flag. So is a bathroom exhaust grille furred with lint.
12. The fridge cavity and under the dishwasher
Move the appliances. The gap behind the fridge collects crumbs, dust and the odd fork. If the fridge belongs to the property, clean inside it and leave the door ajar.

Which flags are actually fair wear and tear in Victoria?
Under the Residential Tenancies Act, you hand the property back in the condition it was in at the start of the tenancy, minus fair wear and tear. That's the whole test. Faded paint, worn carpet in a hallway, grout that's discoloured but clean, a chipped bench edge from ordinary use — those are wear, and you shouldn't be paying for them.
What isn't wear: grease, soap scum, dust, mould, pet hair, adhesive residue, burn marks and anything you could have removed with cleaning. Agents sometimes blur the line. Your defence is the entry condition report and photos. Take date-stamped shots of every room after the clean, including inside the oven and along the window tracks, before you drop the keys. If a claim comes through anyway, VCAT is the path and the evidence decides it.
We've seen plenty of disputes turn on nothing more than one clear photo of a clean oven. The process for arguing a cleaning claim runs on similar lines to how bond cleaning disputes and evidence work interstate — different tribunal, same principle that the party making the claim has to prove it.
When should you book your Hawthorn exit clean?
Book the clean for the day after the truck leaves and at least 24 hours before the final inspection. That gap is your insurance policy — it's the window where a re-clean can happen without anyone panicking.
Timing in the inner east matters more than most people expect. Late January is chaos with the university intake around Swinburne. The end of any month is busy, and the last Friday of the month is the single hardest slot to get in Hawthorn, Kew and Camberwell.
