Spring is when Sydney's rental market wakes up. Agents push properties to market for the September–November selling window, fixed terms signed last summer roll over, and share houses reshuffle before the uni year ends. All of it lands on the same few dates, which is why end of lease cleaning in Sydney booking spring slots is a very different exercise to booking one in the middle of July. Our diary for a full exit clean to the standard your agent checks against starts closing out around three weeks before the last weekend of each month, and by mid-October it's tighter than that.
We've run crews through eight Sydney springs now. The pattern barely changes. So rather than tell you to "book early", here's the actual calendar — which weeks fill, what it costs in 2026, and how to sequence carpets, keys and the final inspection so nothing collides.
Why is spring the busiest season for bond cleans in Sydney?
Three things stack up between September and November. First, the spring property campaign: owners who want to sell before Christmas give notice, and their tenants all move within the same six-week window. Second, NSW leases signed in the February–March rush hit their 12-month mark, and tenants giving the standard 14 days' notice at the end of a fixed term end up with a handover date in late September or October. Third, the weather. People simply move more when it isn't raining sideways.
Then there are the dates that block everything out. The Labour Day long weekend in early October is the single hardest weekend of the year to get a removalist, a bond cleaner and a lift booking on the same day. NRL Grand Final weekend takes a chunk out of late September. Melbourne Cup Tuesday is quieter for cleaning but murder for getting an agent on the phone. If your lease ends near any of those, treat your lead time as a week longer than normal.
When should you book your end of lease clean for a spring move-out?
Here's the working calendar we give tenants who ring us in August. "Book by" means the point at which we can still offer you a choice of times rather than whatever's left.

The last three business days of any month are the crunch. Roughly 40% of the exit cleans we do in October happen on four dates. If your lease genuinely ends on the 31st, a Tuesday or Wednesday clean two days earlier — with you camping on an air mattress — is far easier to book and usually cheaper, because we're not paying weekend rates. We do this across the whole city, from the inner west terraces through to the north shore and Sutherland Shire suburbs we cover, and the pattern holds everywhere.
What does end of lease cleaning cost in Sydney in spring 2026?
Prices have crept up maybe 5–8% since last spring, mostly on labour. As of August 2026, typical Sydney ranges for a vacant, unfurnished property:
- Studio: $270–$330
- 1 bedroom, 1 bathroom: $310–$400
- 2 bedroom, 1 bathroom: $390–$520
- 3 bedroom house, 2 bathrooms: $540–$720
- 4 bedroom house: $680–$950
- Carpet steam cleaning: $40–$55 per room, usually a $130–$150 minimum
Add $60–$120 for a badly burnt oven, $40–$80 for a single-garage floor, and $50–$90 for external window and track work on a house. Furnished places cost more because we're working around things. How do carpets, keys and the final inspection fit together?
Sequence matters more than people expect. The order that works:
- Furniture and boxes out. Everything. An empty property cleans properly; a half-empty one doesn't.
- Bond clean. Kitchen, bathrooms, walls, tracks, oven, skirtings — the hard-surface work.
- Carpet steam clean, same day, after the clean. Hot-water extraction goes last so no one walks dust across damp fibres.
- 24 hours to dry before your inspection if you can manage it. Spring humidity in Sydney is kinder than winter, but a closed-up unit still takes a day.
- Hand keys back. Not before, unless the agent insists — you want access if anything needs a touch-up.
Most NSW agents ask for a receipt if pets were in the property, and plenty ask regardless. Book the carpets at the same time as the clean — chasing a separate carpet operator in the last week of October is a genuinely miserable job.
What if you've left the booking too late?
It happens, and it's fixable more often than not. Four moves that work:
Shift to a weekday. A Tuesday or Wednesday in peak week is dramatically easier than a Friday. Accept an early start. A 7am crew arrival on the day itself frees up slots nobody wants. Split the job. We'll sometimes do kitchen, bathrooms and carpets on one day and the rest the next, which lets us slot you around existing bookings. Ask the agent for 48 hours. Many will extend the handover if you tell them a professional clean is booked and give them the confirmation — they'd rather wait two days than inherit a dirty property.
Before you ring anyone, walk through with our free room-by-room cleaning checklist and mark what you've already done. If you've handled the fridge, the wardrobes and the balcony yourself, a smaller scope may fit into a gap we couldn't otherwise offer you.
How do you handle a handover date that keeps moving?
Settlement slips, new leases fall through, a removalist double-books. In spring it happens weekly. Our rule: tell us as early as you can and we'll move you at no charge, but a same-week change during October means we're rebooking you into whatever's genuinely left, and that's often a weekday.
Protect yourself either way. Photograph every room after the clean, timestamped, and keep the invoice. If a claim does come later, that evidence is what settles it — the process for disputing a cleaning claim against your bond in NSW runs on documentation, not on who sounds more confident on the phone. Also read the exit report carefully when it lands. Agents flag the same eight or nine things over and over, and most of them are ten-minute fixes rather than a full re-clean.
What should be ready before our crew arrives?
Power and water on — sounds obvious, but a disconnected property in November means no vacuum and no hot water, and we can't clean it. Parking sorted, especially in Surry Hills, Bondi or Newtown where a 90-minute meter kills a five-hour job. Lift booked with strata if you're in an apartment. Rubbish gone, including the council pick-up, which in some Sydney councils is running four to six weeks out by October. And leave a key or a lockbox code if you won't be there.
Get those five things right and a three-bedroom house takes us roughly five to seven hours, single visit, done. Get them wrong on the 30th of October and there's no second slot to rebook you into.
