Bond Back Guarantee Explained: What a 72-Hour Re-Clean Really Covers in Sydney

Quick answer: A bond back guarantee means that if your agent flags cleaning on the exit report, the cleaner returns free to fix it. Our window is 72 hours from your final inspection. It covers cleaning items listed in the original scope — not damage, repairs, rubbish removal or wear and tear.

Search for a bond clean in Sydney and every second listing shouts "100% bond back guarantee". Almost none of them tell you what the guarantee actually pays for, how long you have to claim it, or what happens if the agent's complaint lands on day four. After ten years of exit cleans across Sydney, we can tell you the guarantee is the single most misunderstood part of the job — and the part tenants only read properly when something's gone wrong.

So here's the honest version. A bond back guarantee cleaning Sydney arrangement is a re-clean promise, not a money-back promise. If the agent lists something on the exit report that sat inside the agreed scope of work, we come back and re-do it at no charge. That's it. It's a genuinely useful safety net, and our end of lease cleaning service is built around it, but it isn't insurance against a landlord who wants new carpet.

What does a bond back guarantee actually mean in Sydney?

Legally, no cleaner can guarantee your bond. Your bond sits with NSW Fair Trading through Rental Bonds Online, and the only people who decide where that money goes are you, your agent, and — if you disagree — NCAT. A cleaning company has no say in it whatsoever.

What a cleaner can guarantee is their own work. So the guarantee is really a workmanship warranty with a deadline attached. We clean the property to the standard on the agent's exit checklist, and if the agent comes back and says the oven racks still have carbon on them or the ensuite grout's dirty, we return and fix those specific items free. No argument, no invoice, no "but we cleaned that".

The reason the window exists at all is simple: properties don't stay clean. Once keys are handed over, tradies walk through, the new tenant moves boxes in, a real estate photographer props the door open on a windy day in Bondi. Seventy-two hours from the final inspection is long enough for the agent to inspect and report, and short enough that the condition of the place is still ours.

What does the 72-hour re-clean window cover?

It covers every item that appeared in the original quoted scope. In practice that's the list the agent checks against, and for most Sydney tenancies it looks like this:

  • Oven, grill, range hood filters and cooktop — the number one flagged item, every single year
  • Inside all cupboards, drawers, wardrobes and the fridge cavity if it's supplied
  • Bathrooms: shower screens, grout lines, tapware, exhaust fans, toilet base and cistern
  • Skirting boards, door frames, light switches, power points and internal window tracks
  • Windows inside plus reachable exterior glass at ground level
  • Walls spot-cleaned for marks (not full wall washing — that's a separate line)
  • Floors vacuumed, mopped, edges detailed
  • Balcony sweep, laundry tub, and the dreaded aircon filters

If any of those come back flagged, the re-clean is on us. We bring the same crew where we can, because they know the property and they'll go straight to the item rather than starting from the front door.

What's excluded from the guarantee?

This is where tenants get caught out, so read it before you book anyone. Exclusions across the industry are fairly standard:

  • Anything added after we left. New scuffs from the removalist's trolley, mud from an inspection walkthrough, dust from a plasterer patching a wall.
  • Damage and repairs. Chipped tiles, cracked glass, holes from picture hooks, a burn mark in the benchtop. Cleaning doesn't fix these and the guarantee doesn't cover them.
  • Wear and tear. Faded paint, worn floorboard finish, tired silicone that's gone permanently grey. We can re-scrub it; we can't restore it.
  • Items you declined. If you skipped the carpets to save $120 and the agent flags carpet cleaning, that's out of scope. Ours is a proper hot-water extraction, and carpet steam cleaning that passes exit reports is quoted as its own line so you can see exactly what you're paying for.
  • Rubbish removal, garages full of junk, and external areas unless we quoted them.
  • Pest control and structural mould. Surface mould we treat; mould growing back out of a damp wall cavity is a landlord repair issue.
Pro tip: photograph the property on the day of your clean, after the crew leaves, with the date visible on your phone. If a dispute starts three days later, those photos and our job sheet together are close to unarguable — and they've settled more Sydney bond arguments for our clients than any phone call ever has.

How does the re-clean process actually work?

Straightforward, and it should be. You forward us the exit report or the agent's email — the actual document, not a summary, because the wording matters. We read the flagged items against the original scope. Anything covered gets booked, usually within 24 to 48 hours of you calling, and we aim to be back on site before the agent's own deadline to you expires.

The crew attends, fixes the listed items, photographs each one, and we send that pack straight to the agent. In most cases across our Sydney cleaning coverage, from the Inner West through to the Hills and down to Sutherland, the whole thing is resolved in a single visit. If something on the list falls outside scope, we say so up front and quote it rather than quietly adding it to a bill later.

One thing worth knowing: the 72 hours runs from the final inspection, not from when you get around to reading the email. Agents in Sydney typically inspect within one to three business days of key handover, so tell us as soon as you know the inspection date.

How much does a guaranteed bond clean cost in Sydney in 2026?

Prices have crept up with wages and insurance, but not dramatically. These are realistic August 2026 ranges for a standard, empty, reasonably maintained Sydney property. Furnished places, heavy build-up or two-storey homes with lots of glass sit at the upper end.

Property Bond clean (guaranteed) Carpet steam add-on Typical time on site
Studio / 1 bed, 1 bath $290 – $390 $60 – $110 3 – 4 hrs
2 bed, 1 bath unit $360 – $480 $90 – $150 4 – 6 hrs
3 bed, 2 bath house $490 – $680 $140 – $220 6 – 8 hrs
4+ bed house $680 – $950 $190 – $290 8 – 11 hrs

If a quote lands well under those numbers, ask what's been left out — nine times out of ten it's the oven, the blinds or the windows. You can size up your own place in about a minute with the instant estimate calculator on our pricing page, and the figure it gives already includes the 72-hour re-clean.

How do you make sure the guarantee actually holds up?

Three habits protect you more than anything else. First, book the clean for after the furniture and the last carload are gone. We've had jobs where a mattress was still leaning against a bedroom wall — we clean around it, the agent flags the wall, and technically that's not our miss.

Second, be there for handover if you can, or leave a key arrangement we can use for a return visit. A re-clean is worthless if nobody can get inside on day two.

Third, match the scope to your lease. Some Sydney agents want blind slats individually wiped, others want the garage floor degreased, and a few still ask for wall washing in older Newtown terraces. Run our room-by-room cleaning checklist against your ingoing condition report before booking, and flag anything unusual so it goes into the quote and therefore into the guarantee.

What if the agent still claims part of your bond?

It happens, and usually it's not about cleaning at all — it's carpet age, garden maintenance or a repair that's been rolled into a vague "cleaning and presentation" claim. Once we've re-cleaned and sent photo evidence, you're on strong ground. Under NSW rules the agent has 14 days from the end of the tenancy to lodge a claim on Rental Bonds Online, and you can dispute it.

If you're already in that position, our guide to timelines and evidence in a NSW bond dispute walks through what Fair Trading and NCAT actually want to see. Bring the invoice, the scope of work and the after photos. Adjudicators respond well to dated, itemised paperwork and poorly to "it looked fine to me".

A guarantee isn't a marketing badge to us — it's the reason our crews check their own work before they load the van. If you'd like a fixed quote with the 72-hour re-clean written into it, tell us your address and inspection date and we'll come back with a price the same day.
