Late November in Macquarie Park has a sound to it: suitcases dragging down the corridors off Herring Road, someone selling a desk on Marketplace at 11pm, and five housemates realising nobody has cleaned the oven since March. Share house end of lease cleaning in Macquarie Park and Epping runs on its own calendar — most student leases roll over on 30 November or 15 December, which means every agent from Lachlan's Line to Chatswood is booking exit inspections in the same fortnight. We clean through that window every year, and the pattern barely changes. If you want the full standard your property manager checks against, our end of lease cleaning across Sydney is built to it, but plenty of this you can handle yourselves if you start early enough.
The difference between a house share and a family move-out is accountability. In a family, one person owns the mess. In a share house, the bond is joint and several — the agent doesn't care whose hair is in the shower drain, they deduct from the pool and let you fight about it later. That's why the checklist below is organised by room and by who's responsible, not just by task.
Why do share house exit cleans get flagged more often than regular ones?
Because share houses accumulate damage quietly across twelve months and nobody does a mid-lease reset. The three things we see written up on north-shore exit reports, in order:
- Bedroom walls. Blu Tack stains, poster tape residue, the shadow of a whiteboard, and scuff marks behind where a bed head sat. Five bedrooms means five sets of marks.
- The kitchen nobody owns. Range hood filters clogged with oil from a year of shared cooking, an oven base with burnt-on spill, and the top of the fridge — which agents absolutely check in Chatswood apartments where the fridge cavity is at eye height.
- Bathroom grout and silicone. Three or four people showering daily in one bathroom with a rangehood-sized exhaust fan. By November you've got pink mould in the silicone and soap scum on the screen that a supermarket spray won't touch.
The other quiet one is rubbish. Macquarie Park and Epping buildings have strict bin-room rules and a strata that will photograph an abandoned mattress in the loading bay. Book a council bulky waste collection through Ryde or Parramatta council two to three weeks out, or you'll be paying a removalist $180 at 9pm on handover night. Our guide to what agents check in Sydney apartments, including bin rooms, balconies and car spaces, covers the strata side in detail.
When should you book for a 30 November lease end?
Ten to fourteen days ahead. Not three. The last week of November 2026 is the single busiest stretch of the Sydney cleaning year — it collides with the pre-Christmas rental churn and the corporate relocation season, and the 8am–11am slots on the 28th, 29th and 30th go first because that's when agents schedule inspections.
A realistic timeline for a five-bedroom Epping house:
- Two weeks out: lock in the clean and the carpet steam. Book bulky waste. Agree who's paying what, in writing, in the group chat.
- One week out: each housemate strips and patches their own bedroom walls. Sugar soap, a clean cloth, and a dab of the right white — check with the agent before you paint anything, because a mismatched patch is worse than a scuff.
- 48 hours out: every room fully empty. Not "mostly empty". We can't clean inside a wardrobe that still has a suitcase in it, and neither can you.
- Clean day: nobody sleeps there that night. Someone always tries. Don't.
If you've left it late, it's not fatal — we've written up whether you can still get a same-week exit clean in Sydney and what it costs when you're squeezing into a full diary.
What does the share house end of lease cleaning checklist cover, room by room?
Every bedroom (the departing housemate's job)
Walls spot-cleaned and free of adhesive residue. Wardrobe interiors, shelves and rails wiped. Mirrored robe doors streak-free — these are standard in Macquarie Park towers and they show every fingerprint. Window tracks vacuumed then wiped, sills done, and the light fitting emptied of insects. Skirting boards wiped, not just vacuumed.
Kitchen (shared, but assign one person)
Oven fully degreased including the door glass, racks and the base. Rangehood filters degreased or replaced — a replacement filter for a standard Chef or Omega hood is about $18 at Bunnings and is often faster than soaking. Splashback, cupboard fronts and interiors, drawer runners, under the sink, the dishwasher filter and seal, and the fridge cavity floor. Honestly, skip the supermarket degreaser on a year-old oven; a caustic gel like Selleys Oven & BBQ Cleaner left on overnight does in eight hours what scrubbing won't do in two.
Bathroom and laundry
Grout scrubbed, silicone treated for mould, shower screen descaled, exhaust fan cover removed and washed, toilet base and cistern, mirror, vanity interior, and the drain hair trap actually emptied. If there's black mould in the silicone that won't bleach out, tell the agent early — sometimes it's a ventilation defect, not a cleaning failure, and we've covered removing mould before an end of lease inspection in its own piece.
Living, balcony and common areas
Ceiling fans, air-con filters (pull them out and rinse them — five minutes, and it's on almost every report), light switches, door frames, sliding door tracks, balcony floor and railings, and the inside of all windows. Reachable exterior glass too if you're on a low floor. Our free room-by-room cleaning checklist is the printable version of all of this — stick it on the fridge and let people tick their own rooms off.
How much does a share house exit clean cost in Macquarie Park, Epping and Chatswood in 2026?
| Property | Typical share house | Exit clean (Nov 2026) | On site |
|---|---|---|---|
| 2-bed apartment, Macquarie Park | 2 students sharing | $290 – $390 | 3–4 hrs |
| 3-bed apartment, Chatswood | 3 on the lease | $340 – $470 | 4–5 hrs |
| 4-bed apartment or townhouse, Epping | 4–5 with a converted study | $450 – $620 | 5–7 hrs |
| 5-bed house, Epping/North Ryde | 5 rooms, yard, garage | $620 – $850 | 7–9 hrs |
| Carpet steam cleaning | Per carpeted room | $35 – $55 | Dry in 2–4 hrs |
Split by room, not by head. A housemate in the 3x2.4m internal room shouldn't pay the same share as the one in the master with ensuite and balcony. Five people in a $560 clean plus $180 of carpet is $148 each — cheaper than one disputed bond deduction. You can sanity-check any quote against our 2026 Sydney end of lease cleaning price guide before anyone transfers money.
Our price is fixed before we start, and if your property manager flags anything on the exit report, we come back and re-clean it free within 72 hours. For share houses that matters twice over — the person who stays behind to hand over keys isn't left carrying the risk for four people who've already flown home.
Do share houses actually need professional carpet steam cleaning?
In NSW, an agent can only require it if the tenancy agreement says so or if the carpets are demonstrably dirtier than fair wear and tear allows. In a five-person share house after twelve months, they usually are. Bedroom carpets in older Epping blocks take a beating — desk chair castors, spilled coffee, the odd party.
What matters is the receipt. Agents want a dated tax invoice from a professional machine, not a hired Britex from the supermarket. Our hot water extraction carpet steam cleaning comes with exactly that document, and in late November the carpets are dry in two to four hours with the windows open — nothing like the winter drying times.
What if only one housemate is moving out mid-lease?
Different job entirely. There's no exit inspection, so you don't need a full bond clean — you need that bedroom returned to a state the incoming housemate will accept, plus a fair share of the common areas. A single-room deep clean with carpet, walls and wardrobe runs $140–$220 in this part of Sydney. Get photos of the empty room before and after; it settles arguments in February when someone claims the stain was already there.
Same logic applies if you're the one staying on and inheriting a tired kitchen. A one-off deep clean of the whole place at changeover resets the baseline so next November's exit clean isn't paying for three years of neglect.
What gets your bond released fastest?
Empty rooms, a professional invoice, and photos. Under the NSW rules the agent has to lodge a claim with evidence, and a dated set of your own photos alongside a cleaning receipt is usually enough for Rental Bonds Online to release in a few business days. Nominate one housemate as the claimant, agree the split before submission, and don't let five people each lodge separately — it stalls everything.
Deep in the group chat arguments, the cheapest outcome is almost always the boring one: book early, empty completely, keep the paperwork. If you'd like a fixed price for your place before the November rush closes out, send us the address and bedroom count for a free quote and we'll confirm the time slot the same day.
