Every exit report we've ever seen follows the same shape: the agent walks in with the ingoing condition report on a tablet, starts at the front door, and works clockwise through each room. That's it. There's no secret. So the most useful end of lease cleaning checklist Sydney tenants can hold is one that mirrors the agent's own walk-through, room by room, in the order they'll do it. We've written this one from a decade of exit cleans across the Inner West, the Hills and the Eastern Suburbs — and you can print the same list we hand our crews from our free room-by-room cleaning checklist.
Print it, stick it on the kitchen bench, and tick as you go. The difference between a bond returned in full and a $340 re-clean invoice is usually four or five small items, not one big failure.
What does a Sydney agent actually check against?
Not a mystery standard. Your ingoing condition report — the one you filled out (or didn't) in week one — is the benchmark. NSW Fair Trading is clear that you return the property in the same condition, fair wear and tear excepted. Faded paint is wear. Grease on the rangehood is not.
Three things decide most inspections. First, whether the oven and cooktop are properly stripped. Second, whether hard-to-reach surfaces have been touched at all: fan blades, window tracks, the top of the shower screen. Third, carpets and marks on walls. We've broken down what agents actually flag on the exit report item by item, so we won't repeat it here — treat this article as the doing list, that one as the diagnosis.
Kitchen: how do you clean it to bond standard?
The kitchen eats 30-40% of the total time and causes most failures. Work top-down and don't rush the oven.
- Oven — racks out and soaked in hot water with a scoop of dishwasher powder, door glass split if the model allows, base scraped, seals wiped. Selleys Oven & BBQ Cleaner left on for 30 minutes beats scrubbing dry. Honestly, skip the supermarket all-purpose spray here; it won't shift carbon.
- Rangehood — filters degreased (dishwasher on hot, or soak in hot water and washing soda), housing wiped, light cover cleaned.
- Cooktop — burners, trivets, the ring of gunk under the knobs.
- Cupboards and drawers — inside and out, including the tops of overhead doors and inside corners where crumbs sit.
- Splashback and grout — Gumption or a cream cleanser on a damp cloth, then buff dry so there's no haze.
- Sink and tapware — descale with vinegar or Bar Keepers Friend, polish the mixer, clear the drain flange.
- Appliances — dishwasher filter pulled and rinsed, seals wiped; fridge cavity cleaned if it's the landlord's; microwave inside and under the turntable.
- Bins — washed out, lids and hinges included.

Bathrooms and laundry: what gets missed most?
Soap scum and mould. Sydney's humid summers and cold, poorly ventilated winters mean silicone goes black fast — and a re-clean tag for mould is one of the most common we see. Spray the shower with a bathroom cleaner (Bam or Selleys Rapid Clean), leave it 10 minutes, then work with a non-scratch pad.
- Shower screen glass, including the bottom track and the hinges
- Tiles, grout lines and the silicone bead — a diluted bleach paste on cotton wool left 20 minutes lifts most black spotting
- Exhaust fan cover removed and washed (dust here is an automatic flag)
- Toilet: bowl, under the rim, the seat hinges, the base and the cistern top
- Vanity inside and out, mirror streak-free, drawer runners
- Towel rails, robe hooks, skirting behind the door
- Laundry: tub scrubbed, taps descaled, dryer lint filter emptied, behind the machine swept

Bedrooms, living areas and hallways
These rooms are quick individually and slow in total. Same order every time: ceiling down.
- Cobwebs from cornices and ceiling corners
- Ceiling fan blades — top surface, not just the edge you can see
- Light fittings and shades emptied of insects
- Air-con unit: filter pulled, washed, dried and refitted; vents wiped
- Wardrobes inside — shelves, rails, floor, mirrored doors, sliding tracks vacuumed then wiped
- Walls spot-cleaned for scuffs and Blu Tack residue (a Magic Eraser used gently — press hard on flat paint and you'll take the sheen off)
- Skirting boards, architraves, door tops and door handles
- Power points and switch plates
- Window glass both sides where reachable, sills, and tracks scraped out with a dry brush before wiping
- Blinds dusted slat by slat; curtains straightened, any stains noted
Pro tip from our crews: do window tracks dry first. Wet a dusty track and you turn it into mud that smears into the corners, which is exactly what the inspection photo will show. Brush, vacuum with the crevice tool, then damp-wipe.
How long does each room take, and what does it cost in 2026?

Do carpets, balconies and garages count?
Yes, and they're where people lose money after the inside is spotless. Most NSW leases with a carpet clause require professional steam cleaning with a receipt attached to your handover email — vacuuming won't satisfy an agent who has the clause in front of them. Outside, tick off: balcony floor washed and drain clear, balustrade glass, cobwebs under the eaves, garage swept, oil spots treated with degreaser and cat litter, letterbox emptied, and any lawn or garden obligations in your lease. What should you do on handover day?
Finish the clean, then spend twenty minutes building your evidence file. Photograph every room wide, then close-ups of the oven interior, shower, and carpets. Time-stamped photos have settled more disputes for our customers than any argument ever has. Keep the carpet cleaning invoice and the bond clean invoice as PDFs.
Then do a final walk in the agent's order: front door, clockwise, each room. Check light globes all work, keys and remotes are counted, the meter box area is clear, and there's no rubbish left in bins — leaving a full bin is a surprisingly common tag.
