- Saturday and Sunday: tighter. Weekend slots go first because that's when leases turn over. Friday afternoons are the hardest slot in the whole week to get.
Where it gets harder: five-bedroom houses in the Hills or Sutherland with three bathrooms and a double garage need a four-person crew and a full day. That's not something we conjure up by lunchtime. Same for anything with heavy mould, post-renovation dust, or a garage full of oil stains.

What do we need from you to lock in a same-week slot?
Five things, and you can text them all in one message:
- Address and access. Lockbox code, agent key pickup, or are you meeting us there? For apartments, we need to know about lift bookings — some strata buildings in Chatswood and Zetland won't let a trolley in the lift without a booked slot.
- Bedrooms, bathrooms, carpet or hard floors. That's the price.
- Whether the place is empty. This is the big one. See below.
- Your handover time. We work backwards from it.
- Fridge and washing machine. Staying or going? Behind and under them is standard on most Sydney exit reports.
Give us that and you'll have a fixed price and a time window inside the hour during business hours. No walkthrough, no site visit, no "we'll quote on arrival" nonsense.
Does the property need to be empty first?
Yes, and this is the single biggest reason last-minute jobs go sideways. We can't clean inside a wardrobe with clothes in it, or mop under a bed frame, or reach the skirting behind a stack of moving boxes in the spare room. If furniture's still there when we arrive, the crew cleans around it — and "around it" is exactly what the agent photographs.
Two workable exceptions. If your removalist is running late, we start in the kitchen and bathrooms, which is where 70% of the labour sits anyway, and work into the bedrooms as they clear. Usually, but it needs coordinating rather than just adding on. - Bin everything. Rubbish removal isn't part of a bond clean, and a garage full of broken furniture is the fastest route to an agent deduction. If your council's next hard-waste pickup is weeks away, book a private removal.
- Spray the oven early. If you've got a caustic oven gel, coat the racks and glass the night before. Ours works on it regardless, but a soaked oven speeds the whole job.
- Open windows. Especially in bathrooms. Ten minutes of airflow before we arrive helps with the winter mould we see across Sydney's older brick flats this time of year.
